Click here to see copy of notice System Maitenace(.pdf) TOWN OF SOUTHHAMPTON FEE ADJUSTMENT Effective January 1,2010Town of Southampton fees for permits and violation searches handled by Fire Prevention fee for violation searches will be raised to $25.00 effective January 1, 2010. They will be honoring the 2009 fee for any request post marked prior to January 1. Any request mailed or dropped off after that date will be charged the new fee. The Town support staff will be using up vacation time. During the week of December 21 we will not be processing violation search requests. They will be back and fully functioning December 28. NASSAU COUNTY DEPARTMENT OF PUBLIC WORKS SEWER SEARCH PRICE INCREASE Please be aware under Ordinance No.128-2006 the new fee for sewer searches will be $50.00 per search. This new price adjustment will go into effect February 1, 2009. Click here to see copy chart GREENBURGH RE-ASSESSMENTS(.pdf) NASSAU COUNTY LAND RECORDING FEE INCREASES Effective October 4. 2008 the additional fee or surcharge for recording, entering, indexing and endorsing a certificate on any instrument shall be increased from twenty five dollars ($25.00) to forty dollars ($40.00). The additional fee or surcharge for each subsequent page or portion of a page shall be increased from three dollars ($3.00) to five dollars ($5.00). Click here to see copy of notice EAST FISHKILL FEE(.pdf) NEW YORK STATE CHAPTER 349 OF THE LAWS OF 2008 On July 21, 2008, Governor Paterson signed Chapter 349 into law. The new legislation, which is effective immediately, creates an exemption from the Peconic Bay Region Community Preservation Fund transfer tax in the towns of Southampton, East Hampton and Shelter Island for qualifying first time homebuyers and for certain not-for-profit corporations. The exemption applies only, as to individual purchasers, if the property is a one or two family house, townhouse or condominium which is to be owner occupied by the homebuyer and if the purchase price and income of the first time homebuyer falls within certain limits. The first notice (90 day) of intended sale of tax liens on Real Property by the City of New York was published on February 19th, 2008. Be advised that the Department of Environmental Protection has published approximately 1,400 properties with delinquent water charges only that are subject to this sale. VILLAGE OF MONROE ORANGE COUNTY By resolution of the Village Board, effective June 1, 2007 there will be a forty-dollar ($40) charge for any and all tax/water searches. For those requesting water information only, the charge will be twenty dollars ($20).

VILLAGE OF FARMINGDALE Effective 1/1/2007, the Village of Farmingdale has a new increased permit fee schedule. Click here to see attached copy of Farmingdale Fee(.pdf) NEW YORK CITY As of 12/1/06 ERS will no longer be providing a vault search with our tax search. The NYC Department of Finance has indicated that any collectable charge related to NYC vaults will be found in the Supreme Court or the Office of the County Clerk as a judgment or warrant. This would now be searched by your title examiner. The Finance Department has indicated the there were only three properties that are subject to collection. At this time we have not been giving the specific properties involved. TOWN OF ISLIP As of 1/2/2007, the Town of Islip will be charging $10.00 per request to verify a certificate search. If there are changes to said certificate, a fee of $100.00 will be required.

Exemption Revocation Policy Then NYC Statement of Account is both a property tax bill and an account summery. It is Department of Finance’s way of telling what property taxes are owed, what will be owed in the future periods, and any credits. The Statement of Account indicates all previous charges, due, making it a tax bill and delinquency notice. Any delinquent items will have interest calculated to the next quarter’s due date. The Statement will include all property related charges such as Emergency Repairs, Health Department charges. The Finance Department has started to automatically apply credits on the account toward current amount(s) due. Click here to see attached copy of Statement of Accounts (.pdf) TOWN OF MAMARONECK DISCHARGE COMPLIANCE CERTIFICATE The Town of Mamaroneck has annouced the enactment of a new law the will go into effect as of January 1, 2006. Under the new law, it will be illegal to occupy any building located in the Town or Mamaroneck and sold after January 1, 2006 with out first obtaining a Discharge Compliance Certificate. Click here to see attached copy of Town Code (.pdf) CITY OF PEEKSKILL AMENDING CODE ENTITLED "CERTIFICATE OF OCCUPANCY" Please be advised that on January 1, 2006 The City of Peekskill is Amending Section 300-48A of the City Code regarding Certificate of Occupancy. Full details are in this notice (.pdf) TOWN OF SOUTHAMPTON REASSESSMENT The Town of Southampton has issued the following statement: "The Town of Southampton, with the help of Cole Layer Trumble Company (CLT), is currently in the middle of a town wide reassessment. As much as possible, all elements that affect the value of a property have been taken into consideration when valuing the property either by C.A.M.A. (cost approach), comparable sales or by income. As we well know, it can be difficult to capture all of the unique characteristics of a property or an area that can have an influence on the value." CHANGE IN NEW YORK CITY DEPARTMENT OF FINANCE TAX BILL POLICY The Department of Finance (DOF) as of 11/29/04 has made a change in how their system calculates interest on a tax bill. In the past you could project interest to any date that you required. This is no longer possible. Under the new system all tax bills have interest computed to 12/6/04. Please advise your closing and escrow departments of this change. The New York State Land Title Association is aware of this problem and has contacted the DOF. A request is being made for the DOF to change this policy due to the hardships that this will cause the Title Industry and Homeowners. We will keep you advised of any updates concerning this matter. Nassau Tax Errors A recent Newsday article reports that "Tax errors may cost Nassau residents".
